How HR and Property Managers Should Collaborate

Commercial real estate decisions have changed. In 2026 many are shaped, and in some cases driven, by HR. The Cushman and Wakefield "What Occupiers Want" research found that nearly one in three companies now involves HR in corporate real estate decisions. In some organizations, HR leads them entirely.

For property managers, this changes who the decision-maker is in a lease renewal conversation. In bygone eras it was people like the facilities director, the kind of people who care about HVAC reliability and maintenance response time first and foremost. Now, it is possible for it to be the CHRO who cares about whether this building helps her attract talent and build a winning culture.
 

How HR Leaders Think About Space

HR leaders evaluate office space through a completely different frame than operations teams. They think about whether the environment helps the company acquire the talent it wants to hire. Whether it makes employees feel valued enough to stay. As well as the daily experiences and the culture they're trying to build. These raise different questions from the traditional models and as a result different modus operandi for collaboration. 

Here’s how you do it.

Step 1: Identify the HR contact within each significant tenant organization
For any tenant above roughly 25 employees, introduce yourself to their HR leader directly. Explain your role in programming campus amenities as a property manager and ask to include them in communications about upcoming events.
 
Step 2: Understand their workforce
A 200-person tech company has different amenity priorities than a 50-person financial services firm. Ask about workforce demographics, dietary preferences, scheduling constraints, and what's worked (or failed) in previous office environments in order to develop better programming tactics. 
 
Step 3: Co-design where you can

Even small gestures of co-design build strong relationships. Ask HR leaders what event formats or vendor types they'd like to see. If they're planning an internal milestone celebration, offer to integrate your food truck program into it. Inclusion leads to a feeling of ownership which leads to connection and advocacy.
 
Step 4: Close the feedback loop
Route your post-event satisfaction surveys to HR contacts in addition to your usual folks. They should know the pulse and sentiment of their org.
 

Understand HR

Property managers who understand that HR as a stakeholder in the tenant relationship should look to build these relationships. The sooner this is changed, the sooner property managers will stop being perceived as landlords and become something more… start being perceived as partners. That distinction is worth a great deal in a market where a tenant has multiple viable alternatives within walking distance of your building.

The food truck program, the seasonal events calendar, the outdoor space partners.
